OfferRead is a real estate deal analysis tool built and operated by Cayden Campbell ("we," "us," or "OfferRead"). By accessing or using offerread.ai, you agree to these Terms of Service.
If you don't agree with any part of these terms, please don't use the service.
OfferRead provides deal analysis for informational purposes only. Nothing on this platform constitutes financial, investment, legal, or tax advice.
All verdicts, estimates, cap rates, cash flow projections, and AVM values are analytical outputs — not guarantees or recommendations. You are solely responsible for any investment decisions you make.
Always consult a licensed professional before making real estate investment decisions.
OfferRead uses automated valuation models (AVMs) and live market data to generate estimates. These estimates are a starting point — not appraisals.
AVM accuracy can vary based on property type, location, and data availability. We are transparent about these limitations and actively working to improve them. We recommend using your own numbers whenever possible for maximum accuracy.
We make no warranties, express or implied, about the completeness, accuracy, or reliability of any data provided.
OfferRead offers both free and paid subscription plans. Paid plans are billed monthly and renew automatically until cancelled.
If your first analysis doesn't feel useful, email us within 48 hours of purchase for a full refund — no questions asked. Refund requests made after 48 hours or after multiple analyses have been run are reviewed on a case-by-case basis.
To request a refund, email offerreadai@gmail.com with the email address used at checkout. We process refunds within 5–7 business days.
Cancellations take effect at the end of the current billing period. We do not offer prorated refunds for mid-cycle cancellations.
You agree to use OfferRead only for lawful purposes. You may not:
We reserve the right to suspend or terminate accounts that violate these terms without notice or refund.
We collect only what's necessary to provide the service — your email, payment information (processed securely via Stripe), and usage data to improve the product.
We do not sell your data. We do not share your personal information with third parties except as required to operate the service (e.g., Stripe for payments).
By using OfferRead, you consent to this data collection and use.
To the maximum extent permitted by law, OfferRead and its founder shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of — or inability to use — the service.
Our total liability to you for any claim arising out of these terms or your use of the service shall not exceed the amount you paid us in the 30 days prior to the claim.
We may update these Terms from time to time. When we do, we'll update the "Last updated" date at the top of this page. Continued use of the service after changes constitutes acceptance of the new terms.
For significant changes, we'll make reasonable efforts to notify active subscribers via email.
